Greece offers the most affordable Golden Visa program, with a minimum investment of €250,000, the lowest investment capital required for a European residence permit.

Investment Options

Property Purchase:

Option 1 — Investment from €250,000

This option applies to qualifying real estate investments in any region of Greece, irrespective of property size, provided one of the following criteria is met:
– the property has been lawfully converted from commercial to residential use; or
– the property is located in a building officially recognised as having historical or cultural significance. Where the investment involves a listed or protected building, full restoration and renovation of the property is a mandatory requirement for the first residence permit renewal after five years.

Option 2 — Investment from €400,000

This threshold applies to residential property purchases in most regions of Greece, excluding high-demand areas.
Popular locations qualifying under this option include, among others, Halkidiki and the Peloponnese.
Key conditions:
– the investor may acquire one residential property only;
– the property must have a minimum size of 120 m2.

Option 3 — Investment from €800,000

This option applies to real estate investments in high-demand regions of Greece, including: Attica (Athens and suburbs), Thessaloniki, Santorini, Crete, Rhodes, Mykonos, as well as other Greek islands with a population exceeding 3,100 residents.

Key conditions:
– acquisition of one residential property is permitted;
– the property must have a minimum size of 120 m2.

Main applicant – over 18 years old
Have a legitimate source of wealth
Good character
Have available the required investment funds
All the applicants must have valid health insurance in Greece

Who can be included in the Golden Visa application:

Spouse of the main applicant
Dependent children of the main applicant and spouse below 18 years old
Children of 18-21 years old who are financially dependent on parents and not married
Dependent parents and grandparents of the main applicant and spouse

Stages of obtaining Greek Golden Visa

Initial consultation
